Broker's Opinion Reports

What is it?

Title 18 of Washington State Law allows for Broker's Opinion Reports of estimated listing (market offering) value.

Though a Brokers Opinion Report is not an appraisal, "if an appraiser looks at it and has a valuation put on it, it can be used in lieu of an appraisal" (Valuation Magazine, Appraisal Institute, Third Quarter 2004,"Speed Drive" by Bill Rayburn, Page 8). A Broker's Opinion Report is not an appraisal of value according to the Appraisal Foundation and is not compliant with the Uniform Standards of Professional Appraisal Practice (USPAP) or FIRREA.

Who should use it?

This is a product for leased-fee and fee-simple (Owner occupied) commercial property. Our Broker's Opinion Report is a result of requests from clients, specifically accountants, attorneys and estate planners needing an estimate of a listing price, supported by the market for estate planning and settlement purposes.
